1500 North 6th Street In November 2008, the Redevelopment Authority approved the Vartan Group as Designated Developer for 12 HRA-owned parcels that comprised a portion of the footprint of Vartan’s mix-use building, The 1500 Condominium. In 2009, the team obtained approvals for the land development plan, launched marketing, and secured financing. The 1500 Condominium was funded entirely with private equity and conventional construction lending. Once title work was completed and all necessary documents were finalized, the transfer of ownership of HRA property to 1500 SPE, LP was completed on December 29, 2009. Groundbreaking took place in Spring 2011, and the building opened in August 2012. The modern building houses 43 residential condominiums with 1, 2, and 3 bedroom units available for sale and a handful of units available for lease. The 1500 Condominium also features a rooftop garden, below grade parking garage, a fitness room, and first floor commercial space, including two restaurants - Café 1500 and Crawdaddy’s Restaurant (opening late Summer 2013).
